Buyer's who completely waste a real estate agents time totally suck. I wish I could send an email to every agent in my county with their names and warn them to not even bother to show them a single house! I just spent an entire week and countless hours of time, not to mention gas, paper, ink, etc. on a couple of idiots who decided, after writing an offer, negotiating a price, arranging inspections, a lawyer and mortgage broker that the 40 year old house with a sloping lot MIGHT have a drainage problem in the spring. Not only did they waste my time, but the attorney and the mortgage guy as well. The only person who made any money was the inspector who said that they should consider the drainage of the sloping lot. (no water in the basement and a brand new curtain drain down the side of the house). I'm sick to death of people who complain about real estate agents and ALL the money they make. Out of the last 7 contracts I've written in the last year only 3 have actually closed. People don't get their loans, back out after inspections, get to be $1500 apart in negotiations and walk away. If I charged $20 per hour for my time I'd be making $100k a year. As it is I lost money last year. All my commissions are split up with my broker, the other selling agent and our national franchise. Now, if you deduct advertising, state licensing fees, required continuing education and required insurance fees I'm absolutely sure I work for a lot less than minimum wage.
